When full asphalt is more than you need

On a big lot with a long drive — common in Rio Rancho Estates, Corrales, Algodones and Placitas — paving every foot with hot-mix adds up fast. Chip seal and recycled millings give you a firm, low-dust surface for a lot less, and they look at home on a rural property.

Chip seal

Hot liquid asphalt sprayed over a compacted base, then covered with crushed stone and rolled in. The result is a sealed, textured stone surface that sheds water and stops dust. A double chip seal (two layers) is the usual choice when going from dirt or gravel.

Recycled millings

Ground-up old asphalt, spread, graded, watered and rolled. The leftover binder helps it lock together into a surface much firmer than gravel. It gets tighter over time as traffic and summer heat work on it.

Installed right

Both depend on the base. We grade and crown the drive first, fix soft sand, add culverts where it crosses drainage, and compact everything before the surface goes on. Dumping millings on loose sand without that prep is how you end up with a rutted dark-gray gravel drive.

Many owners combine surfaces: asphalt at the house, chip seal or millings out to the road.

Common questions

Is chip seal as good as asphalt?

It's a different product — rougher texture, lower cost, and it needs a renewal coat periodically. For long rural drives it's often the better value.

Will there be loose stone?

Some loose stone is normal for the first few weeks. We sweep the excess once it cures.

Can I pave over millings later?

Yes. Well-compacted millings make a solid base for future asphalt.
